Who's On The Market?

Just curious who here has their home on the market currently? Due to perhaps a relocation, down-sizing, up-grading, marriage, divorce, or other? It is a fantastic time to buy since the bubble burst. The homes are back to reality in price. Anyone listed currently? Or, are you a licensed Realtor? How is the market in your area?

just spent a week in the areas of PA, DE, and MD. homes in PA and DE do not seem to be affected by the industry down-turn or foreclosures that we see in the west currently. was a pleasant surprise. i'm amazed at the square footage of the average home there. serious bang for your buck! Well I was lucky I didn't' get stuck in the crazy market. The home we currently live in we purchased 9 years ago at a steal. The previous owner got hooked into the dot com - he relocated his family and lost it all. The house was a quick sale - 3 days on the market and 5 bidders (we won). I would hate to sell my house now because its on the upper end of the market and well right now ppl are not (nor can they afford) buying $600K+ homes. My rental houses - well bought one 18 yrs ago (my first home) and my house in NC well got that 4 yrs ago and at a great deal before that market went crazy. Needless to say I'm not selling anything - not in todays market! Tuna I feel for you but hey you should get some great buys!

There is literally 3 or 4 houses on my street on the market due to foreclosure. And my street isn't very big, and theres even more on the other neighborhood streets. I talk to clients everyday about this matter (my job is also to educate clients on options they have when they are behind on their mortgage, we educate them on what they can do to bring their mortgage up to date). SoOoOo many people are loosing their homes, not just because of the bad economy, but because people buy their houses without being educated on the different types of mortgage loans ie: Conventional, FHA, ARM morgage, etc. The WORST type of loan you can get is an ARM (Adjustable Rate Mortgage), so many people think, " Well the first year or two years of payments will be low and in 3 years from now when I'm making more money and my rate changes I will be able to pay the higher mortgage payment." . Ha! I think NOT! Sooo many people got a ARM thinking they were going to get a raise or make more money in the future when in reality they either lost their job or make the same amount of money and can't pay the higher mortgage payment. Then they start using credit cards to pay whatever their income doesn't cover and accumulate thousand of dollars in debt. So not only do they loose their home but they also have to file Bankruptcy because they got in over their heads. I see these situations EVERYDAY and it's sad, but people need to be more realistic or educate themselves on what they're about to do, especially when making such a huge purchase like a home. So please, please, please, before you sign the paper to buy a new home, read, ask questions, lots and lots of questions, make sure you fully understand the contract, and make sure you create a budget (REALISTIC BUDGET) and your not over extending yourself. We have several in our subdivision that are for sale (6 out of 60). 4 are "builder homes" which builders construct and live in for a few months and sell. Problem is that because of foreclosures elsewhere it's a buyer's market and in KY, $400,000+ takes a bit more time to sell. So I have a few homebuilders as neighbors but at least they keep their stuff nice since they are actively trying to sell. Well there's one house that's never been lived in that's questionable. It almost looks lived in and at least they used landscaping that doesn't require much water. We built ours at a good time too (4 years ago). Low fixed interest although plywood was a bit high then. we are seeing the same trend. there are 3 builder homes in my 'hood for sale, all of which are in the mid $800,000 to $985,000. makes me thrilled to death since i will be listing mine in a few days. there is a gated community 2 streets over that is losing its ass. the developer lost any future funding, has dozens of mechanic leans and such against the homes that are unfinished (6), the 2 realtor/sales agents that work for the builder that are also his employees have lost their realtor license, and the registrar of contractors has pulled their builder/contractor license due to valid complaints. i bought at the most perfect time in my custom home community. while my neighbors, at least 4 that i can guestimate, are upside down on their homes. not a good position to be in right now. and 1 is in foreclosure, abandoned. but collectively, a few others and i keep the front yard up. can't have something like that bring us all down. and what ticks me off is that person is renting down the street in the same neighborhood. wtf is that?!
